We recently designed and completed this gorgeous Modern Farmhouse in Magnolia. This home has a crawlspace beneath a raised finished floor, typical on properties that are close to water and/or have soil properties that require either excavation and a substantial amount of select fill or a deeper foundation. This particular foundation design, stamped by our 3rd party engineers, is a pier and beam foundation with structural void boxes and a perimeter beam to support the stone wainscot. The huge island creates plenty of room for seating and prep space - and the beautiful farmhouse seeded pendant lights add the perfect amount of character! There isn't a shortage of storage space in this kitchen!
Just off of the kitchen and accessible from the dining room is a great butler's pantry. Storage for wine, a bar sink, and plenty of cabinet space creates an area that is both functional and elegant.
The Master Bathroom is stunning with a dedicated "knee space" vanity section perfect for sitting while primping! We also love the free-standing bathtub with the mosaic tile framed in the recessed niche.
This floor plan has a great feature of a secondary master suite, or guest suite, with access to the rear patio. The full panels of glass and custom transom windows in the family room extend the visual to the exterior patio - which has a tongue and groove pine wood application on the vaulted ceiling.
Beautiful TREX flooring gives durable access from the vaulted covered patio and future outdoor kitchen to the master, guest suite, and breakfast area! A sidewalk leading to a stone fire-pit off the backyard creates a great social space with a view of the lake.
And, of course every gentleman's (and lady's) dream of having an epoxy floor covering in the garage. The enclosed storage area, plus added space in this garage make it so much more functional than simple car storage.
There's an old saying that if you paint your porch ceilings blue the spiders and other bugs won't stick around, because they will view the blue ceiling as sky. So far, it has worked! This ceiling is painted SW Icelandic Blue, one of our favorites.
